Bearing Commercial Appraisal is a small locally-owned appraisal firm based in Colorado Springs, Colorado. We provide our clients with valuation, tax and consulting services designed with each clients’ specific purpose in mind.
Our staff is comprised of two Certified General Appraisers, including one that holds the MAI designation from the Appraisal Institute, and our Operations Manager who is a licensed CPA.
At Bearing Commercial, we have over 40 years of combined experience within the commercial real estate industry with various roles to include valuation, construction, lending, property management, ownership and brokerage.

Greg Baker
Greg Baker, MAI, is a Partner and Chief Appraiser at Bearing Commercial Appraisal and is an expert in the Colorado Springs and Southern Colorado markets. Greg has appraised over 800 properties with a total value exceeding $2-billion. The appraised properties range from $0 (really, a property with no value) to $50-million. He has been an active in the Colorado Springs commercial real estate market since 1996 through ownership, appraisal, brokerage and property management.
Greg specializes in apartments and complex commercial properties. His primary coverage area is the Pikes Peak Region (Colorado Springs, El Paso and Teller Counties) with a secondary focus on the Southern Colorado Front Range (Pueblo, Canon City markets). He has appraised properties border-to-border through Colorado, including small towns and mountain resorts. Appraisal experience includes office, retail, industrial, multi-family, medical office, restaurants, net leased investments, commercial condominiums, hotel/motel, bed and breakfast, luxury residences, land, agricultural properties, urban renewal/development, eminent domain, religious, special purpose and other complex properties.
Greg graduated from the University of Colorado-Boulder with a B.S. in Entrepreneurship and Small Business Management. Greg is a designated Member of the Appraisal Institute (MAI), certified as an expert witness by the 4th Judicial District (El Paso and Teller County Court) and 10th Judicial District (Pueblo County Court). He holds a Certified General Appraiser and Real Estate Broker license in Colorado. He serves on the Xceligent Advisory Board for Office, Industrial and Retail properties and is a member of the Appraiser Coach Dream Team Mastermind. Other professional affiliations include memberships in Appraisal Institute (AI), Southern Colorado Commercial Brokers (SCCB), Colorado Association of Real Estate Appraisers (CAREA), and American Society of Cost Segregation Professionals (ASCSP).
He is a technology geek and fascinated with the productive ways to use Microsoft Office, Word and Excel and web technologies. Prior work experience includes: CBRE, a Fortune 500 commercial real estate company, owner of two True Value Hardware stores with 50-employees, webmaster for the Federal Communications Commission, and accountant for IBM. He is a third generation native of Manitou Springs and a lifelong resident of the Colorado Springs area.
When not at work, Greg spends time with his wife and their two children. The family’s favorite activities include: playing board games, golf, traveling to off-the beaten path destinations and finding the hidden gems in local restaurants. Greg has a passion to help educate and develop youth to be tomorrow’s leaders. He volunteers with and serves on boards including: Manitou Springs Kiwanis, Ormao Dance Company, Junior Achievement and Boy Scouts of America-Manitou Springs Troop 18.

Jon Handy
Jon Handy is a Partner and Appraiser at Bearing Commercial Appraisal. Jon has 18 years of commercial lending experience and is a Certified General Appraiser in the state of Colorado. He gained appraisal experience while in an appraisal review position at Canon National Bank and later as an appraiser with Freeman & Associates and CBRE in Colorado Springs. He is a candidate for designation of the Appraisal Institute and an active member (past Treasurer) of the Colorado Association of Real Estate Appraisers.
