The home’s Gross Living Area (GLA) is one of the most important physical characteristics of residential real estate. The size of a home usually has a significant impact on its value … the larger the home, the greater the value.

In practice, most real estate agents rely on county tax records for square footage data. This is a way of deferring the onus of living area accuracy onto the tax records on file.

Unbeknownst to the real estate agent, the tax records clearly indicate the information is an estimation of living area, which is deemed reliable but not guaranteed. This disclaimer, in turn, places the onus back onto the homeowner and/or the owner’s agent.

Data taken from public tax records is often inaccurate and can be a poor source for determining a home’s actual size. County tax records can have major discrepancies because county appraisers do not typically measure the inside of a residence.

Room additions, enclosed patios, converted garages may or may not be part of the living area square footage and a misrepresentation of a home’s size can provide a solid basis for a law suit by a buyer.

There are specific rules and restrictions that dictate how a home can be measured and what qualifies as living area and what is not to be included in living area.

Newer homes are usually less susceptible to these issues because the developers and builders provide the county with floor plans during construction. But even then mistakes can happen.

We have measured new construction homes and found significant discrepancies between our measured area and that stated by the builder in the model’s floor plan brochure.
